IMPORTANCIA, CARACTERÍSTICAS Y RESPONSABLES DE LOS INFORMES PERICIALES DE AVALÚO DE BIENES INMUEBLES

Resumen

Los informes periciales de avalúos de bienes inmuebles son una herramienta fundamental en el área de la arquitectura, ya que proporcionan una valoración precisa y objetiva de las propiedades, lo que permite a los profesionales del sector tomar decisiones financieras y legales informadas y reducir el riesgo de errores. El objetivo de este trabajo fue sintetizar la evidencia científica disponible sobre la importancia, características y responsables de los informes periciales de avalúos de bienes inmuebles. Se realizó una revisión documental de literatura científica publicada en bases de datos indexadas en español e inglés que traten sobre los informes periciales de avalúos de bienes inmuebles. Se incluyeron estudios de todos los diseños metodológicos y se llevaron a cabo búsquedas manuales en revistas especializadas y en los registros bibliográficos de los autores. Se encontraron 30 documentos que fueron parte del estudio. Los informes periciales de avalúos de bienes inmuebles son importantes en el 
ámbito financiero y legal, y deben ser elaborados por profesionales peritos y estar respaldados por documentación verificable y objetiva. Se identificaron también diferentes metodologías y técnicas de valoración, y una serie de normativas y procedimientos específicos que garantizan la calidad y validez de los informes. La revisión de la literatura científica indica que los informes periciales de avalúos de bienes inmuebles son relevantes y deben ser realizados por profesionales preparados y con experiencia. Además, es importante contar con normativas y procedimientos específicos para garantizar la calidad y objetividad de los informes. Se deben seguir realizando investigaciones para mejorar y actualizar las metodologías y técnicas de valoración de bienes inmuebles.

Abstract
Real estate appraisal expert reports are a fundamental tool in the field of architecture since they provide an accurate
and objective valuation of properties, allowing professionals in the sector to make informed financial and
legal decisions and reduce the risk of mistakes. This work aimed to synthesize the available scientific evidence
on the importance, characteristics, and responsible parties of real estate appraisal reports. A documentary review
of scientific literature dealing with real estate appraisal reports published in indexed databases in Spanish and
English was carried out. Studies of all methodological designs were included, and manual searches were carried
out in specialized journals and in the authors' bibliographic records. Thirty documents were found and were part
of the study. Expert reports on real estate appraisals are important in the financial and legal fields, and must be
prepared by professional experts and supported by verifiable and objective documentation. Different valuation
methodologies and techniques were also identified, as well as a number of specific regulations and procedures to
ensure the quality and validity of the reports. The review of the scientific literature indicates that expert reports on
real estate appraisals are relevant and must be carried out by trained and experienced professionals. In addition, it
is important to have specific regulations and procedures to ensure the quality and objectivity of the reports. Further
research is needed to improve and update the methodologies and techniques of real estate valuation.
